At Trafford Gardens, Manchester, E-Frank Groundworks & Civil Engineering Ltd were appointed to deliver a full package of enabling and external works for a new high-rise apartment development. The client required sub-structure foundations, complex drainage solutions, ducting for site services, highways-compliant Section 278 works, and high-quality external finishes. With tight deadlines, limited space, and complex works, the project demanded efficient planning and cost-effective solutions. Customer Requirements

The customer came to E-Frank in need of critical enabling and external works at Trafford Gardens, a new development of high-rise apartment blocks in Manchester. The project required a fast turnaround, complex logistics planning, and quality-driven solutions to ensure successful delivery within a busy, restricted site.

The works commenced on 25th May and were completed by 24th July, with our team finishing an impressive two weeks ahead of programme.

Scope of the works

Our role at Trafford Gardens involved a broad package of works designed to prepare the site and external areas for future residents. We began with a reduce level dig, followed by constructing sub-structure foundations for the garden walls. Significant drainage solutions were delivered, including the installation of ACOs and deep drainage leading to a hydro-brake manhole.

To support site services, we installed ducting for lighting cables and draw pits, along with pin kerbs to define landscaped areas. The scheme also required Section 278 works, which were carried out in line with highways regulations. External finishes were completed with type 1 MOT installation, high-quality block paving, and Grade 1 topsoil to prepare the gardens and communal spaces.

Key Challenges & Solutions

The project presented a number of challenges that required proactive planning. One of the most significant was taking over from a previous contractor who had missed critical drainage junctions in the main pipe. This unforeseen issue could have delayed progress, yet our team delivered the correction works while still keeping to programme.

Another challenge was the tight and heavily constrained site, located in a busy part of Manchester. With limited space for manoeuvre and storage, logistics planning was essential. By sequencing works carefully and coordinating deliveries with precision, we ensured the programme stayed on track without compromising quality or safety.

Collaboration

We collaborated closely with Hullpoint throughout the project, ensuring smooth coordination across all trades and disciplines. This partnership was vital in keeping the works efficient and maintaining progress despite the variations and challenges encountered on site.

Equipment & Delivery

To maximise efficiency and maintain control within the confined site, we deployed a focused selection of plant and equipment, including 9T and 3T excavators, 6T and 3T dumpers, and a ride-on roller. The correct choice and timing of equipment played a major role in delivering the project ahead of schedule.

Thanks to effective planning and collaboration with sub-contractors, the Trafford Gardens project was delivered to a high standard:

A previous contractor that was due to take on this particular section of works declined the contract due to the complexity in positioning the required excavator within a small space. Despite the complexity, E-Frank felt they could take on the challenge and were contracted in to complete the package.
